Is a metal roof worth it in the Upstate?
If you're staying ten years or more, usually yes: it's the last roof you'll buy, it handles wind, hail and pine debris better than shingles, and it lowers cooling bills. If you're selling in three years, architectural shingles are the better use of money.
Standing seam vs exposed fastener?
Standing seam hides the fasteners under the seam, so there are no rubber-washered screws to age and leak; it costs about twice as much. Exposed-fastener panels are screwed through the face and the washers need checking every 10–15 years; fine for outbuildings and porches and a fair budget choice for homes.
Is a metal roof loud in the rain?
Over a solid deck with underlayment and an insulated attic — which is how we install it on a house — it's no louder than shingles. The barn-roof drumming comes from open purlins with nothing underneath.
Does hail dent a metal roof?
Large hail can leave cosmetic dents in lighter panels, which is why we recommend 24 gauge here. Dents don't cause leaks on standing seam, and carriers still rate metal as the best hail performer.
Can you put metal over my existing shingles?
Often, over one layer with the right underlayment or purlins, which saves the tear-off. We inspect the deck first — metal over rotten decking is a mistake nobody can see until it fails.
