Questions before you hire a roofer

Registration, inspections, permits, HOAs, deposits, deductibles, warranties and how long things take. These are the things Greer homeowners ask us before they sign anything.

Who does the roofing, and are they covered?

In South Carolina, roofing above the dollar threshold needs a Residential Specialty Contractor registration with SC LLR, and the contractor should carry general liability and workers' compensation. You receive the insurance certificate before work begins, and the registration number is printed on the estimate.

Is there a charge to inspect my roof?

Not for a storm check or for an inspection to decide between repair and replacement. Those are free and come with photos. A written report for a home sale or an insurer has a fee, and that fee comes off any work we do afterward.

How quickly can someone get to my house?

Emergencies are seen the same day. Inspections in Greer, Taylors and east Greenville happen within one to three days, repairs are usually done that same week, and replacements are booked two to four weeks ahead.

Who takes care of the permit?

We do, whether it is the City of Greer, Greenville County, Spartanburg County or one of the nearby towns. The permit shows up as its own line on your estimate.

My neighborhood has an HOA. Can you deal with it?

Yes. In subdivisions that ask for it, we put together the color and material submission for the board.

How much do I pay up front?

A repair needs no deposit at all. On a replacement, one third is due when the job is scheduled and the rest when it is finished, and we never ask for the full amount in advance. On insurance jobs, payments follow the carrier's schedule.

How many days does a new roof take?

Most houses in Greer are done in one day. Big roofs, steep roofs and roofs with two layers to strip take two.

Can you take care of my deductible for me?

No. Waiving a deductible is insurance fraud under South Carolina law. What we do instead is make sure the claim includes everything it should, so the deductible is all you pay.

What does the warranty cover?

Our workmanship is warranted for ten years in writing. On top of that you get the manufacturer's system warranty, which with a certified installation reaches up to 50 years on materials, non-prorated.

Can the new shingles go over the old ones?

We advise against it. A second layer hides decking that may be bad, and it cancels the full manufacturer warranty. Every estimate prices the tear-off by the square.

Will you come out for a small job?

Yes, for a single pipe boot, a handful of shingles or a piece of flashing. Expect a minimum of roughly $250 to cover the trip.

Can a roof go on in winter?

Yes. In colder weather the shingles are hand-sealed so they bond, and winter is often when the schedule is shortest.

Is financing available?

Yes. It goes through a third-party lender, and the insurance and financing page has the details.

Does a real person pick up at night?

Yes. Someone answers at every hour of every day and either books the inspection or sends a crew if it is an emergency.
