Roofs across Five Forks and the subdivisions off Woodruff Road
Thousands of houses went up here in one decade from the same few plans, and their roofs are now old enough that every storm exposes the weak ones. We handle replacements, claims and upgrades, and we fill out the HOA paperwork for you.
Most of Five Forks, and the Simpsonville end of Woodruff Road, was built during the 1990s and 2000s. That includes Neely Farm, Kilgore Farms, Bridgewater, Kingsbridge, Hudders Creek, Huntington and the streets running off Bethel and Batesville roads. The typical house is a two-story with vinyl siding or a brick front. Builders used either three-tab or a 25-year architectural shingle, so those roofs are now somewhere between 15 and 30 years old. That is the age when roofs get replaced. Since Helene, each storm has been separating these neighborhoods into three groups: roofs that need a repair, roofs with damage that justifies a claim, and roofs that are simply worn out.
Nearly every subdivision here has an HOA that keeps a list of allowed colors and asks for a review form, and we complete that form for you. For unincorporated Five Forks the permit comes from Greenville County, and on the Simpsonville side it comes from the city. Houses from the 2000s also share a ventilation flaw, with only a few turtle vents and soffits that were never cut open, and we correct it on every re-roof.

Questions from Five Forks homeowners
Will my HOA need to sign off on a new roof?
In most Five Forks subdivisions, yes, through a color and material request. We fill out the board's form and include the manufacturer's color sample.
After the storm, everyone on my street got a new roof. Do I file too?
Have the roof inspected before you decide. Roofs of the same age in the same subdivision often took the same damage, but we will not file a claim on a roof that does not have any, and you should not either.
Do Class 4 shingles make sense in Five Forks?
In most cases. Most South Carolina carriers knock 5 to 25 percent off the wind and hail portion of the premium, and on a typical Five Forks house the upgrade costs less than $2,000.
How many days will my replacement take?
Most two-story houses in these subdivisions are done in a day. If decking needs replacing or there is a second layer to remove, plan on two.
