Legal noticeOur terms, in two lists
The rules that govern each inspection, estimate and contract, split into what we owe you and what we need from you.
Greer Roof Pros runs a residential roofing service, operated locally from Greer, South Carolina. These terms govern each inspection, each estimate and each contract that starts with a call or a form on this site. Email hello@greerroofpros.com or dial (864) 263-1238 with any question about them.
What you can count on
- A registered contractor on any job above $500. That work goes to roofing contractors whose registration is with the Residential Builders Commission (South Carolina Department of Labor, Licensing and Regulation) under Chapter 59 of Title 40 of the S.C. Code. They are bonded and insured, and their registration number is printed on the estimate and on the contract you sign.
- A free inspection and an itemized estimate. For homeowners, both cost nothing, and the figure holds for 30 days. A written inspection report for a real-estate transaction or an insurance file carries a fee, which we state when you book it.
- Storm documentation for your claim. We photograph and write up hail and wind damage and produce an estimate your carrier can review.
- Permits pulled and listed. If Greenville County, Spartanburg County or the City of Greer requires a permit, we pull it and it appears as a line on the estimate. The schedule accounts for any inspection the permit calls for.
- No work before a signed contract. A crew is dispatched only after you have signed a written agreement.
- Change orders in writing. If tear-off exposes something the estimate did not cover, rotten decking for instance, the extra work is priced on paper and approved before it proceeds.
- A dried-in roof at the end of every day. Once a roof is opened, it is dried in before the crew goes home.
- A written workmanship warranty. Every job carries one, for the term stated in your contract. Shingle and metal-panel manufacturers issue their own warranties, which are separate from ours and transfer to you.
- A magnet sweep. Before the crew leaves, the property is swept with a magnet to pick up nails.
What we ask of you
- Treat website prices as planning ranges. The figures on this site describe typical projects. The written estimate is the only price that binds either side.
- Make your own claim decision. Filing with your insurer is your call, and coverage is the carrier's. We don't file claims for you, and no deductible is waived, rebated or absorbed.
- Pay on the contract's schedule. A deposit may be needed to order materials. The remaining balance is due when the job is complete unless the contract sets different terms.
- Allow for the weather. Lightning, rain or a high wind can move a scheduled date. Roofing can't be done safely in those conditions.
- Clear the attic and the yard before tear-off. Remove or cover anything fragile stored in the attic or sitting close to the exterior walls, and keep the driveway clear so the material truck and the dump trailer can get in.
- Know what the warranty excludes. It covers defects in our workmanship. It does not cover damage from later storms, falling trees, people walking on the roof, or changes made by someone else.
