Roofing downtown Greer — Trade Street, the mill villages and the bungalows around them
The oldest roofs in the city: 1900s–1940s mill houses and bungalows with low-slope porches, brick chimneys and board decking, under trees that Helene proved could come down. We know every one of the problems.
Greer grew up around the railroad and two textile mills, and the streets closest to Trade Street still show it: the Greer Mill and Victor Mill villages of identical 1900s–20s cottages, the craftsman bungalows and foursquares along Randall, Poinsett and Church Streets, the 1940s cottages that filled in after the war, and the storefront roofs of the revitalized downtown itself. These are the roofs that keep us busiest with repairs — hip and gable roofs at 8/12 and steeper with a low-slope porch nailed to the front, brick chimneys with original flashing, board decking that has held four generations of nails, and no attic ventilation at all. Helene's trees fell hardest here, where the oaks are oldest.
Our downtown work is chimney and porch-roof repair, replacements that address the decking and the ventilation instead of just the shingles, standing-seam metal on the porches and the mill cottages where it belongs, gutter systems sized for the trees, and storm claims on the houses that took a limb. The City of Greer issues the permit for a replacement and we pull it; the older streets add tight lots, overhead lines and parking to plan around, and we plan for them. Free inspections with photos and a written price that lists decking and flashing by the piece.

Questions from Downtown Greer homeowners
Why does my porch roof leak when the rest of the roof is fine?
Because it's almost flat and it has shingles on it. Shingles need pitch to shed water; a 2/12 porch roof holds it. We replace the porch section with modified bitumen or standing seam and tie it into the main roof with proper flashing — the fix outlasts the next three patches.
Is board decking a problem for a new roof?
Only if it's gapped, cupped or rotten — common on the north side and under old leaks. Sound board decking takes shingles fine. We check every sheet during tear-off and price replacements per sheet before the job so there's no surprise.
Does Greer require a permit for a reroof?
Yes, inside city limits the City of Greer issues it, and we pull it. Repairs generally don't need one.
Can you add ventilation to a house that never had any?
Yes — ridge vent plus soffit or gable intake, cut in during the replacement. It's the single biggest reason a new roof on an old house lasts.
Are the mill houses worth a metal roof?
For most owners, yes. A standing-seam roof on a simple gable cottage costs more than shingles up front and never needs doing again in your lifetime; it's also what those houses originally had.
