Take Highway 101 out toward Reidville, or head up toward Travelers Rest, and you will notice how many roofs out there are metal. There are good reasons. A standing-seam roof in 24 gauge has a Class 4 impact rating and a 140 mph wind rating, and 50 years of service is a realistic expectation. Leaves and pine needles wash off it instead of collecting in the valleys. It also bounces back summer heat, which you will appreciate in August, and most South Carolina insurers consider it the best performer in storms.
The trade-off is that metal does not tolerate careless work. The panels grow and shrink with temperature, so when the clips or fasteners are wrong, seams pull apart and screws work loose. Our standing-seam roofs use hidden clips over a solid deck with high-temperature underlayment. Our exposed-fastener roofs use the correct screws set in the correct pattern. We will also tell you straight which of the two systems makes sense for your house and your budget.
The work, piece by piece
Standing-seam panels
Hidden-fastener panels in 24 or 26 gauge, snap-lock or mechanically seamed, with colors in a Kynar finish.
Exposed-fastener panels
5V, R-panel and ribbed profiles for porches, barns, outbuildings and homes on a tighter budget.
Going over shingles
When the deck and code allow it, metal can be installed over one existing layer using purlins or synthetic underlayment.
Trim and flashing
Ridge, hip, eave, rake, sidewall and chimney trim formed to match the panel, not improvised on site.
Attic airflow
A vented ridge plus intake, so the attic under the metal can breathe.
Fixing existing metal
New fasteners, resealed seams and swapped panels on metal roofs already in place.

Metal roofing: what people ask us
Does metal pay off in the Upstate?
For anyone staying ten years or longer, it usually does. It is the final roof you will need, it deals with wind, hail and pine debris better than shingles, and it brings cooling bills down. If you expect to sell within three years, your money goes further on architectural shingles.
How do standing seam and exposed fastener differ?
With standing seam, the fasteners are hidden beneath the seam, so there are no rubber-washered screws to wear out and leak. It costs roughly double. Exposed-fastener panels are screwed through the face, and the washers should be checked every 10 to 15 years. They suit porches and outbuildings and are a reasonable budget option on a house.
Will rain be noisy on a metal roof?
Not when it sits on solid decking with underlayment above an insulated attic, which is how we put metal on a house. It sounds about like shingles. The loud drumming people remember comes from barns with open purlins and nothing beneath them.
Can hail dent metal roofing?
Big hailstones can leave cosmetic dents in thinner panels, and that is the reason we suggest 24 gauge in this area. Dents do not make a standing-seam roof leak, and insurers still rank metal as the top performer against hail.
Is it possible to skip the tear-off and go over my shingles?
Frequently, over a single layer, using the proper underlayment or purlins. We look at the deck before deciding, because metal installed over rotten decking hides a problem nobody notices until the roof fails.
