Roofing for Mauldin — the 1970s–90s brick neighborhoods on the I-385 corridor
Twenty-five thousand people between Greenville and Simpsonville, in brick ranches and two-stories built when the pines were saplings. Now the pines are eighty feet tall and the roofs are on their second or third life.
Mauldin filled in during the 1970s, '80s and '90s along Butler Road, Bridges Road, Miller Road and Ashmore Bridge Road — brick ranches and colonials on quarter-acre lots, with the pines and hardwoods left standing at the property lines. Forty years later those trees are the story of Mauldin roofing: Helene dropped them on hundreds of houses, pine needles and leaves fill the valleys and gutters every fall, and the shade keeps north slopes damp enough to grow moss. The roofs themselves are second- or third-generation shingles on original decking, with chimneys and valleys that have been patched more than once, plus the newer townhomes and apartments around Bridgeway Station and the retail roofs along I-385.
Ten minutes from Greer down the Laurens Road side, we're in Mauldin for tree and storm damage repairs, hail and wind claims, replacements that fix the decking and ventilation while the roof is open, chimney and valley repairs, and gutter systems with guards that actually handle pine needles. The City of Mauldin issues the permit and we pull it. Free inspections with photos and a written price good for 30 days.

Questions from Mauldin homeowners
A pine came through my roof — what do I do first?
Keep everyone out of the room below it and call us. We tarp the same day, photograph everything for the claim, and bring in a tree crew if the trunk is still hung up. Don't let anyone pull the tree off before it's photographed and tarped.
Why does my roof grow moss and my neighbor's doesn't?
Shade and needles. A north slope under pines stays damp; moss follows algae and lifts the shingle edges. Algae-resistant shingles on the next roof, and keeping the valleys clean on this one, are the fixes.
Is a roof from 1998 worth repairing?
If the damage is one slope and the rest is sound, sometimes. Past about 25 years the shingles are brittle enough that a repair creates leaks around the patch, and we'll tell you honestly if you've reached that point.
Does Mauldin require a permit?
Yes, the City of Mauldin issues one for roof replacement; we pull it. Repairs generally don't require one.
What gutter guard actually works with pine needles?
Micro-mesh. Reverse-curve and foam guards clog with needles within a season; stainless micro-mesh sheds them.
