Roof replacement

A new roof in Greer, usually finished in one day

Architectural shingles laid over synthetic underlayment, ice-and-water down every valley, fresh flashing, ridge ventilation, the permit, tear-off and hauling. All of it is priced per square, so you can line our bid up honestly against anyone else's.

For most Greer homeowners, a new roof is the largest upkeep expense they will ever face. Comparing bids is hard, because every company writes them in its own way. We break ours down by the square, meaning 100 square feet of roof, and give each part its own line: tear-off, decking, underlayment, shingles, flashing, ventilation, permit and disposal. That way you can see what you are paying for, and what a lower bid has quietly dropped.

Four things tend to get dropped. The first is new boots and flashing, since a re-roof that keeps twenty-year-old metal will leak right where the old roof did. The others are ice-and-water membrane in the valleys, ventilation at the ridge, and the City of Greer permit with its inspection. Every replacement we do includes all four. In this climate, they are the difference between a roof that lasts fifteen years and one that lasts thirty.

The work, piece by piece

Tear-off to the deck

The old shingles and underlayment come off completely. We never add a second layer on top.

Deck inspection

Each sheet gets walked and probed. Rotten ones are replaced at a per-sheet price you know before we start.

Underlayment

Synthetic underlayment over the whole roof, with ice-and-water membrane in the valleys, along the eaves and around each penetration.

Flashing and boots, all new

Drip edge, pipe boots, step and counter flashing, and a chimney cricket wherever one is needed.

Airflow and the permit

Ridge vent and intake so heat can leave the attic, plus the City of Greer or county permit and its final inspection.

Cleanup and warranty

Debris is hauled off, a magnet sweeps the yard for nails, and you get the workmanship warranty on paper.

How the shingle choices compare

3-tab shingles cost the least, and for the most part we steer people away from them. They carry a 60 mph wind rating in a county where Helene brought 90 mph gusts. Architectural shingles are the usual choice here. They are rated for 110 to 130 mph, they are thicker, and they come with a limited lifetime warranty from the manufacturer. Class 4 impact-resistant shingles run 20 to 35 percent higher in price. They hold up to the spring hail the Upstate gets in most years, and many insurers in South Carolina lower the premium for them. Metal is a separate decision, and our metal roofing page covers it.

Roof replacement: what people ask us

What does a new roof cost in Greer?

Plan on $400 to $550 per square installed for architectural asphalt shingles. Most single-story houses come in between $9,500 and $13,500, and bigger two-story houses between $14,500 and $21,000. A steep pitch, a second layer to strip and rotten decking all raise the total, and each one appears as a separate line.

Will I need a permit in Greer?

Within the City of Greer, yes. Replacements and major repairs need a permit and an inspection through Building and Development Standards. Greenville and Spartanburg counties set their own rules outside city limits. We pull whichever permit applies, and it is listed on the estimate.

How many days will it take?

A single day for most houses under roughly 30 squares with a pitch you can walk on. Large, steep or chopped-up roofs take two. If storms are forecast, we will not tear a roof open.

What brand of shingle do you install?

Architectural lines from the big manufacturers, meaning Owens Corning, GAF and CertainTeed, rated for 110 mph or higher, which is what South Carolina's building code expects in this area. If you want hail protection and the discount most insurers give, we offer Class 4 impact-resistant shingles.

Could you just roof over the old shingles?

The code permits a second layer in certain cases, but we will not install one. It holds in heat, conceals rotten decking, puts extra weight on the house, voids most shingle warranties and makes the next tear-off twice as expensive.

When is replacing better than repairing?

Look for curling, cracking, bald spots, granules in the gutters, leaks in several different places, or storm damage on a roof older than 20 years. When it is a close call, we price both options.
