Roofing in Wade Hampton & Berea

Roofing Wade Hampton and Berea — Greenville's 1950s–70s neighborhoods

Thirty-five thousand people in the unincorporated communities that ring the north and west of Greenville: brick ranches from the post-war decades under big trees, on their second or third roof, with Greenville County permits.

Wade Hampton is the community along Wade Hampton Boulevard between Greenville and Taylors — Bob Jones University, Edwards Road, Pleasantburg Drive, the streets off Rutherford Road — and Berea is its counterpart on the west side along White Horse Road and Farrs Bridge Road toward Travelers Rest, with Cherrydale in between. Together they're about 35,000 people in mostly unincorporated Greenville County, in the brick ranches, split-levels and cottages built from the late 1940s through the 1970s when Greenville's mills and then its plants were hiring. The roofs have been replaced two or three times; the chimneys, valleys and low-slope carport roofs are original; and the oaks and pines planted with the houses are now the biggest trees in the county.

Ten minutes from Greer, this is repair country for us: chimney flashing, valleys under decades of leaves, boots and vents on roofs that have been patched before, and the carport and porch roofs that shingles were never right for. Replacements here usually uncover decking that needs work and attics that were never ventilated, and we price both up front. Storm and tree damage, hail and wind claims, and gutters sized for the trees round it out. Greenville County issues the permits; we pull them. Free inspections, and honest about whether it's a repair or the roof's time.

Questions from Wade Hampton & Berea homeowners

Why does my 1960s ranch leak at the chimney every time it rains hard?

The flashing is original — sixty years of caulk over rusted step flashing with no cricket behind the chimney. We rebuild it in metal, cut counter-flashing into the mortar joints and add a cricket. It's the most common repair on this side of town.

Do I need a permit in unincorporated Greenville County?

For a roof replacement, yes — Greenville County issues it and we pull it. Repairs generally don't need one.

Can the carport roof be fixed without replacing the whole roof?

Yes. We replace the low-slope carport or porch section with modified bitumen or standing seam and tie it into the main roof properly. The rest of the roof can wait until it's due.

The trees are huge — should they come down before a new roof?

Not necessarily, but limbs within a few feet of the surface will scrub a new roof bare in a couple of winters and are the ones that fall on it. We'll point out which matter; a tree crew handles the rest.

How fast can you get to Berea after a storm?

Same day for a tarp. We stage on the Wade Hampton side and the White Horse Road side when storms are forecast.
